Property Subdivision Conveyancing in VIC
Subdividing property involves dividing one larger lot of land into smaller lots creating new titles. For property investors or developers, this represents an excellent opportunity to maximise your income. Divided land can have several units built on it to provide more rental income than a large property would. By dividing your land, you can also sell the lots separately for additional profits
Ranging from vacant land to a newly built townhouse complex- and all areas in between, engaging Astute Conveyancing, our team can help you in your stages for lodgement of your subdivision application with Land Registry. We will determine your property subdivision requirements, draft and prepare the required land registry application and any owners corporation forms to Land Registry via the electronic lodgement platform SPEAR to arrange lodgement of the plan.
We take into consideration zoning, property boundaries, drainage requirements and any covenants or restrictions that may apply to your specific parcel of land. We shall liaise with your appointed surveyor and will also obtain the consent of any interested parties, including banks. Once the application has been lodged, we monitor the status of your application and advise you once it has been registered.
We are here to allow you to enjoy the benefits of your property subdivision decision as quickly as possible. Call today!

Not in Common Ownership
Land that is owned by a number of different people can be included in one plan of subdivision or consolidation. These types of plans are called “not in common ownership” plans. A NICO plan is most commonly used when there needs to be a change in boundaries between properties, such as when common property is to be incorporated into a lot or a realignment of a boundary between two or multiple lot owners.
Therefore, some land is acquired by one owner on one title and some land may be at a loss to the other owner. The acquired land can form a dutiable transaction that requires complex and intricate assessment by both state revenue office for stamp duty and the land registry office for correct registration of the NICO plan application. This also associates and facilitates a transfer of property ownership between the respective parties to align with the land on their new boundary.
Our team will intricately and diligently prepare all sectors of the NICO Application and transfer from start to finish. Consult our office today
